Portsea sits at the very end of Point Nepean Road, where the Peninsula narrows to a strip between Port Phillip and the Bass Strait back beach. The cliff-top estates along Point Nepean Road are some of the most expensive real estate in Victoria, but there is a quieter Portsea too: limestone cottages behind the shops, weatherboard holiday houses off Back Beach Road and bush blocks running towards the national park.
Front beach is the family option — calm bay water, the Portsea Pier and the pub's beer garden looking straight over it. Back beach is surf, rock pools and the London Bridge walk. The village has a general store, a couple of cafes, the golf club and not a lot else, which is exactly how the locals like it.
Buyers here are mostly Melbourne families chasing a holiday base, so the market moves on the summer calendar. Stock is tight, turnover is low and the best houses are usually sold quietly.
