Rye is the workhorse of the southern Peninsula: a long front beach with the pier and foreshore camping, a surf back beach at Number 16, the Peninsula Hot Springs out towards Fingal, and a Point Nepean Road strip with supermarkets, pubs, takeaway and a Saturday market. It is the town people from Sorrento and Blairgowrie drive to for the practical stuff.
That practicality makes it the best-value entry point into the bayside Peninsula. There are flat, walkable streets of 1970s brick houses near the beach, bigger bush blocks on the Rye hill with bay views, and newer estates off Browns Road. Units and townhouses exist here in a way they don't further west.
Rye has a large permanent population, so rentals move all year, and holiday lets are strong from Boxing Day through to Easter.
