Selling your Peninsula home: timing, price and picking the agent
When to list, how Peninsula buyers actually search, what a good agent does for their commission and the questions to ask before you sign an authority.

Selling on the Peninsula has its own rhythm. Here is what matters.
Timing
The bayside holiday suburbs — Sorrento, Portsea, Blairgowrie, Rye — draw their biggest crowds when Melbourne is thinking about summer, so listings that go live in late spring catch the holiday traffic. Family suburbs like Mornington, Mount Martha and Mount Eliza trade all year, with busier periods around the school terms. Hinterland acreage photographs best in autumn and spring.
Price
Peninsula buyers are mostly researchers. They have watched the street for months, and an overpriced listing just sits — and a listing that sits gets a reputation. Ask every agent you interview for the comparable sales they are relying on, not the three best.
In Victoria the agent's estimate has to be honest: they must give you a written estimate, and buyers must get a Statement of Information with an indicative selling price and recent comparable sales. Underquoting is illegal.
Picking the agent
REMP lists every agency with an office in the Mornington Peninsula Shire — see the agency directory or the agents page for your suburb. The right one for you knows your street, has sold your type of property recently, and can show you the buyers they will call on day one. Ask:
- How many properties like mine have you sold in this suburb in the last 12 months?
- What comparable sales support your estimate?
- Who actually runs the open homes?
- What is the marketing budget, who pays it, and is it payable if the property doesn't sell?
- What is the commission, and what does it include? (Commission is negotiable in Victoria.)

Presentation
Peninsula buyers are buying a lifestyle. Open the house up to the deck, the view or the garden; get the outdoor shower working; mow the nature strip. Professional photography is non-negotiable, and a drone shot that shows the beach is worth it anywhere within walking distance of the sand.
