Renting on the Mornington Peninsula: the tenant's guide
How to find a rental on the Peninsula, what to have ready, bond and rent-increase rules, pets, and your rights under Victorian rental law.

Peninsula rentals are competitive: there are fewer long-term leases than the population needs, especially in the beach towns. These are the things that help — and the rules that protect you.
Finding one
- Search where the permanent stock is. Mornington, Rosebud, Hastings, Somerville and Mount Eliza have the most long-term leases. Widen your search to neighbouring towns.
- Set an instant alert. On REMP's rental search, set your weekly rent, beds, pets and move-in date, then turn on an instant alert.
- Watch the lease length. Some holiday-town houses are offered autumn-to-spring only.
What to have ready
Photo ID, proof of income (payslips or a bank statement), rental history or references, and a short note about who will live there. Have it in one file before the inspection so you can apply the same day.
Your rights in Victoria
- Fixed advertised rent. Rental providers and agents must advertise a fixed rent, and can't ask for or accept more than the advertised amount (rental bidding is banned).
- Bond. If the rent is $900 a week or less, the bond can't be more than one month's rent. It must be lodged with the Residential Tenancies Bond Authority (RTBA), and you get a receipt.
- Rent increases. No more than once every 12 months, with at least 60 days' written notice.
- Minimum standards. Rentals must meet minimum standards — including a working toilet, heating in the main living area, a deadlock on external entry doors and window coverings in bedrooms and living areas.
- Pets. You can ask to keep a pet using the pet request form. If the rental provider wants to refuse, they have to apply to VCAT.
- Repairs. Urgent repairs must be done promptly; keep requests in writing.

Filter for listings that already say pets are considered with pet-friendly rentals — and remember you can still ask on any listing.
Holiday rental instead?
If you need somewhere for weeks rather than a year, a holiday rental booked direct with the owner can bridge the gap — but check it isn't booked out over summer.
