Choosing a real estate agent on the Mornington Peninsula
How to compare Peninsula agents, the Victorian rules on price estimates and underquoting, what's in a sales authority, and the questions to ask.

The agent you pick will shape your sale price, your stress levels and your weekends for a couple of months. Here is how to choose well.
Shortlist three
Start with the agencies based in or near your suburb — every Peninsula town has its own agents page on REMP with phone numbers, websites, current listings and sold results. Look for agents who have sold your kind of property in your area recently.
Know the rules on price
- In Victoria the agent must give you a written estimate of the selling price, and can't knowingly underquote.
- Buyers must be given a Statement of Information with an indicative selling price (a single figure or a range of no more than 10 per cent) and recent comparable sales.
- If an agent's estimate is far above the others, ask for the comparable sales that support it — a high quote to win the listing is a known tactic.
Read the sales authority
- Commission — negotiable; check whether it's a percentage or fixed fee and whether GST is included.
- Marketing — the budget, what it buys, and whether you pay it if the property doesn't sell.
- Exclusive period and how to end the authority.
- Method of sale — auction, private sale or expressions of interest — and why they recommend it.
Questions to ask
- What have you sold near me in the last 12 months, and for how much against the first advertised price?
- Who will run the open homes and take the calls?
- How will you reach buyers outside the Peninsula?
- What would you change in the house before we list?
Property management
Renting out instead of selling? Compare property managers on their full fee schedule, how often they inspect, how they handle repairs and how they screen tenants.
Selling privately
You can also list privately on REMP for free. You'll need a Section 32 vendor statement and a contract prepared by a conveyancer or lawyer.
